    Shortlist

    Narrow to two or three listings with a written comparison of price per sq ft, approvals and possession.

  2. 02

    Site visit

    Walk the property with a Jai advisor, ask everything, and take the documents home to read.

  3. 03

    Documentation

    We explain the sale agreement, title chain and encumbrance certificate in plain language, and connect you with a lawyer of your choice.

  4. 04

    Registration

    Pay the stamp duty, register at the sub-registrar office with us alongside, and collect your keys or your plot papers.

Things people ask before they call.

Most buyers do. Our advisors can introduce you to lenders, and the EMI calculator on each listing shows a rough monthly figure so you can plan. The actual rate, eligibility and terms come from the lender, not from us.

After documentation is agreed, you pay the applicable stamp duty and registration charges and register the sale at the sub-registrar office. We come with you, explain each step and hand over the keys or plot papers once it is done.

Every listing shows its possession status: ready to move, or a target month. For projects under construction, we give you the date in writing and explain what would move it. RERA registration numbers are on every listing so you can check the project's details yourself.
