Registration day should be the boring end of a long process. If it is exciting, something was missed earlier. This checklist is general guidance, not legal advice, so talk to a lawyer of your choice about your specific purchase.
Check the title chain: the documents showing how the property reached the seller, going back at least thirty years. Get a current encumbrance certificate to confirm there are no loans or claims against it.
Confirm the approvals. For a home in a new project, that means the RERA registration, the building plan sanction and the layout approval. Ask to see each one and check that the numbers match.
Read the sale agreement in full. Look at the possession date, what happens if it slips, what is included in the price, and what is charged extra. If a clause is unclear, ask for it in plain words.
Do a last walk-through. Test every switch, tap and door. Look for damp patches, hollow tiles and uneven paint. Put every issue in writing.
Finally, budget for stamp duty and registration charges on top of the price, so nothing surprises you on the day.
